Kaleidoscope Village

Kaleidoscope Village is four miles northeast of downtown Austin. This area is undergoing major improvements after years of being under-served. Bus service is available and new express lines are planned. While riding a bike into Austin from this area can be challenging, new bike lanes and a hike-and-bike trail are now funded and coming soon. The new Mueller Neighborhood at the site of the old airport two miles west will bring restaurants, stores, parks, and new schools. One advantage of building in this area now is that home prices are historically low, and are only now beginning to go up as a result of the changes. There is a neighborhood plan in place that will work to promote appropriate growth rather than gentrification.

The site itself is six acres. The northern half is wooded with a natural dry creek bed. We will sculpt the creek bed to control drainage, and leave it as a wooded green space. The southern half of the site is open grassland which is where the houses and common house will be built. Permaculture landscaping techniques will be used to make the area inviting with mostly edible and useful plants. The Triangle Green in the center will be a more tame area than the wooded green, and will include a safe play area for young children right next to the common house porch.

 

 



We have decided on an architectural style called Texas Vernacular (with a hint of Texas Eclectic). This style developed before the advent of air-conditioning. Long before the current emphasis on smaller carbon footprints, local builders were using metal roofs and deep overhangs to deal with the blazing Texas sun, and were incorporating local materials such as Texas limestone. Our five-star energy efficient homes will carry on that tradition.
